Notice is hereby given that the Edgeworth Zoning Hearing Board (Board) will conduct a public hearing on January 29, 2025 beginning at 5:30 p.m. in the Edgeworth Borough Building, 301 Beaver Road, Edgeworth, PA 15143 concerning the following matters:
The Board will consider variance requests by Rubicon Property Group for the property located at 313 Beaver Road for the construction of a single-family dwelling, pursuant to Article V, Section 130-23 B (4) concerning the maximum allowable impervious surface in the R-3 Zoning District; Article V, Section 130-23 C (1) concerning the required front yard setback in the R-3 Zoning District; Article V, Section 130-23 C (2) concerning the required side-yard setback in the R-3 Zoning District; Article V, Section 130-23 C (2) concerning the opposite required side-yard setback in the R-3 Zoning District; Article V, Section 130-23 C (3) concerning the required aggregate side-yard setback in the R-3 Zoning District; Article V, Section 130-23 C (4) concerning the required rear-yard setback in the R-3 Zoning District; and Article IX, Section 130-65 F concerning the required setback for parking spaces and access drives.
The Board will also hold a second continuance for the request by Stacy Lane Trust for the property located at 9 Woodland Road. This is a continuance of June 30, 2025 and December 22, 2025 hearings of the same matter.
Plans and other documents that have been filed with the Board concerning the above may be reviewed by any interested party during regular business hours at the Borough Office, 301 Beaver Road, Edgeworth, PA 15143.
