THE ZONING HEARING BOARD WILL CONDUCT A PUBLIC HEARING ON TUESDAY, JULY 28, 2026 AT 7:00 PM, AT THE MUNICIPAL BUILDING TO HEAR THE FOLLOWING CASES:
CASE NO. 26-16 - The applicants, Paul & Melva Tortorea, are requesting a variance to the Zoning Ordinance, No. 879, ARTICLE V, SECTION 310-5.6.2, SUBSECTION B, for a proposed front yard fence, a portion of which exceeds the 4' height limit by approximately 2', on property located at 4966 Field Acres Drive.
CASE NO. 26-17 - The applicants, Glenn & Abbie Goss, are requesting a variance to the Zoning Ordinance, No. 879, ARTICLE V, SECTION 310-5.6.1, SUBSECTION D, PARAGRAPH B, for a proposed shed that is located in front of the leading edge of the primary structure (toward Middle Road), on property located at 5168 Prince Phillip Court.
CASE NO. 26-18 - The applicant, Kristen Thornton, is requesting a variance to the Zoning Ordinance, No. 879, ARTICLE III, SECTION 310-3.3.4, SUBSECTION C, to allow a veterinary surgical center in a commercial building, which is not an allowable use in the RD Zoning District, on property located at 3996 Mt. Royal Boulevard.
CASE NO. 26-19 - The applicant, William Brown, is requesting a variance to the Zoning Ordinance, No. 879, ARTICLE III, SECTION 3.3.5 for a proposed deck with roof that does not meet the 50' right-of-way setback requirement by approximately 30' (toward an unopened right-of-way), on property located at 4672 Middle Road.
CASE NO. 26-20 - The applicant, David Caro, is requesting a variance to the Zoning Ordinance, No. 879, ARTICLE V, SECTION 310-5.6.2, SUBSECTION C, for a proposed fence that exceeds the 6' height limit by approximately 4', on property located at 2895 Wildwood Road Extension.
CASE NO. 26-21 - The applicants, John & Molly Ross, are requesting a variance to the Zoning Ordinance, No. 879, ARTICLE V, SECTION 310-5.6.10, SUBSECTION C for a proposed detached garage that does not meet the 20' side setback requirement by approximately 5', as well as SECTION 310-5.6.9, SUBSECTION B for a proposed shed that does not meet the 10' side setback requirement by approximately 17', on property located at 3930 2844 McCully Road.
