TAKE NOTICE that on Tuesday, May 13, 2025, at 7:00 p.m., prevailing time, at the Township of Shaler Municipal Building, 300 Wetzel Road, Glenshaw, PA 15116, the Board of Commissioners of the Township of Shaler, Allegheny County, Pennsylvania, will hold a public hearing on, and thereafter may consider the adoption of an ordinance amending the Shaler Township Zoning Ordinance entitled:
AN ORDINANCE OF THE TOWNSHIP OF SHALER, ALLEGHENY COUNTY, PENNSYLVANIA, AMENDING THE CODIFIED ORDINANCES OF THE TOWNSHIP OF SHALER AT CHAPTER 225, ZONING, TO AMEND SECTION 225-10, OVERLAY DISTRICTS, TO CREATE THE MT. ALVERNIA OVERLAY (MAO) DISTRICT AND ESTABLISH RELEVANT USE, BULK AND AREA, REQUIREMENTS FOR THE SAME, TO AMEND THE TOWNSHIP ZONING MAP TO INCLUDE ALLEGHENY COUNTY BLOCK AND LOT NUMBERS 165-R-125-1 AND 165-S-105, WITHIN THE NEWLY CREATED MAO DISTRICT, TO ADD RELEVANT DEFINITIONS RELATED TO THE SAME AND TO ESTABLISH REPEALER, EFFECTIVE DATE AND SEVERABILITY CLAUSES.
The ordinance title above was drafted by the Township Solicitor and summarizes all provisions of the proposed ordinances in reasonable detail. Initial public hearings were held on the proposed ordinance on Tuesday, March 11, 2025, and Tuesday April 8, 2025, at which time changes were made to eliminate the authorization for any new apartment building within the MAO other than replacement of St. Clare Hall, to reduce the overall permitted number of units in the MAO to 200, to prohibit the use of planned residential developments within the MAO and to clarify the maximum height of any building replacing St. Clare Hall. Interested parties are invited to attend the public hearing and provide comment. A copy of the full text of the proposed ordinance may be examined or copied by any interested person at the Township of Shaler Municipal Building, 300 Wetzel Road, Glenshaw, PA 15116, on any business day (except Saturdays and Sundays) between the hours of 8:00 a.m. and 4:30 p.m., prevailing time. Copies of the proposed ordinances are also available for inspection at the offices of this newspaper and at the offices of the Allegheny County Law Library and Chief Clerk of the Allegheny County Council.
