NOTICE IS HEREBY GIVEN that the Borough Council of the Borough of Dormont, Allegheny County, Pennsylvania, at their regularly scheduled public meeting on Monday, February 2, 2026 at 7:00 p.m. at the Dormont Borough Municipal Building located at 1444 Hillsdale Ave, Pittsburgh, PA 15216, and may take action to adopt an Ordinance, which is titled as follows:

AN ORDINANCE OF THE BOROUGH OF DORMONT, COUNTY OF ALLEGHENY, COMMONWEALTH OF PENNSYLVANIA, AMENDING CHAPTER 210 ("DEVELOPMENT CODE"), ARTICLE II ("ZONING DISTRICTS"), SECTION 205 ("SUMMARY USE TABLE") TO CLARIFY THE AMOUNT OF RESIDENTIAL UNITS; AMENDING CHAPTER 210 ("DEVELOPMENT CODE"), ARTICLE V ("SIGNS"), SECTION 505 ("PROHIBITED SIGN TYPES") TO REMOVE STRING LIGHTS FROM THE LIST OF PROHIBITED SIGNS IN THE BOROUGH; AMENDING CHAPTER 210 ("DEVELOPMENT CODE"), ARTICLE V ("SIGNS"), SECTION 506 ("SIGN TYPES"), SUBSECTION B ("WALL SIGNS") TO ALLOW DIRECT CHANNEL LETTERS AND INDIRECT ILLUMINATION IN WALL SIGNS IN THE TO, C, AND R-C ZONING DISTRICTS IN THE BOROUGH; AMENDING CHAPTER 210 ("DEVELOPMENT CODE"), ARTICLE V ("SIGNS"), SECTION 506 ("SIGN TYPES"), SUBSECTION D ("ROOF SIGNS") TO ALLOW INDIRECT ILLUMINATION IN ROOF SIGNS IN THE TO, C, AND R-C ZONING DISTRICTS IN THE BOROUGH; AMENDING CHAPTER 210 ("DEVELOPMENT CODE"), ARTICLE V ("SIGNS"), SECTION 506 ("SIGN TYPES"), SUBSECTION E ("WINDOW SIGNS") TO INCREASE MAXIMUM WINDOW COVERAGE FROM 15% TO 25%, TO ALLOW PROFESSIONALLY DESIGNED DECALS AND ILLUMINATED SIGNS IN THE TO AND C ZONING DISTRICTS IN THE BOROUGH; AMENDING CHAPTER 210 ("DEVELOPMENT CODE"), ARTICLE V ("SIGNS"), SECTION 506 ("SIGN TYPES"), SUBSECTION G ("SANDWICH BOARD SIGNS") TO PERMIT SANDWICH BOARD SIGNS IN ALL ZONING DISTRICTS IN THE BOROUGH, TO ENSURE THAT SUCH SIGNS ARE NOT PLACED IN A MANNER TO INTERFERE WITH ADA ACCESSIBILITY STANDARDS, AND TO ALLOW FOR SIGNS MADE OUT OF HEAVY PLASTIC; AND AMENDING CHAPTER 210 ("DEVELOPMENT CODE"), ARTICLE II ("ZONING DISTRICTS"), SECTION 208 ("RESIDENTIAL-COLLECTOR DISTRICT"), SUBSECTION D(2) TO ALLOW FOR 100% OPACITY FOR FENCES IN THE R-C ZONING DISTRICT; AND AMENDING CHAPTER 210 ("DEVELOPMENT CODE"), ARTICLE II ("ZONING DISTRICTS"), SECTION 209 ("GENERAL ALLEY-LOADED RESIDENTIAL DISTRICT"), SUBSECTION D(2) TO ALLOW FOR 100% OPACITY FOR FENCES IN THE R-A ZONING DISTRICT
If enacted, the Ordinance will amend Chapter 210 ("Development Code"), Article II ("Zoning Districts"), Section 205 ("Summary Use Table") to clarify the amount of residential units; amend Chapter 210, Article V ("Signs"), Section 505 ("Prohibited Sign Types") to remove string lights from the list of prohibited signs in the Borough; amend Chapter 210, Article V, Section 506 ("Sign Types"), Subsection (B) ("Wall Signs") to allow direct channel letters and indirect illumination in wall signs in the TO, C, and R-C Zoning Districts; to amend Chapter 210, Article V, Section 506, Subsection (D) ("Roof Signs") to allow indirect illumination in roof signs in the TO, C, and R-C Zoning Districts; to amend Chapter 210, Article V, Section 506, Subsection (E) ("Window Signs") to increase the maximum window coverage from 15% to 25%, to allow professionally-designed decals and illuminated signs in the TO and C Zoning Districts; Chapter 210, Article V, Section 506, Subsection (G) ("Sandwich Board Signs") to allow sandwich board signs in all zoning districts in the Borough, to ensure that such signs are not placed in a manner to interfere with ADA accessibility standards, and to allow for such signs to be made out of heavy plastic; Chapter 210, Section 208 ("Residential-Collector District"), Subsection (D) ("General Residential Collector District design standards"), (2) ("Landscape design") to allow for 100% opacity for fences; and amend Chapter 210, Article II, Section 209 ("Alley-Loaded Residential District"), Subsection (D) ("General Alley-Loaded Residential District design standards"), (2) ("Landscape design") to allow for 100% opacity for fences.
The proposed Ordinance will be available for public inspection at the Borough's municipal building during borough office hours, posted on the website and at the building, from now until final passage, with copies available for the cost of photocopying. All interested parties are encouraged to attend.
